Pinnacle #608 – Expired

550 Front St #608 / Pinnacle #608 – Floor Plan – Expired

This southwest corner unit on the 6th floor – with some nice upgrades, built-ins, lighting, etc – has expired after about 6 months on the market without selling.  Very popular floor plan even though it’s on a lower floor with surprisingly open views as well.  With the low inventory in the building for units with more square footage than most, I’d expect this one will get lots of attention given the orientation.  Wood floors have been added in the bedrooms, so no carpet here.  Just high enough up for some nice views.  Matte cabinetry option from the builder.  Clean and ready to go.  I’ll post again once it’s re-listed.

Pinnacle #1501 – Price Reduced

550 Front St #1501 / Pinnacle #1501 – Floor Plan – Price Reduced – Now $1,674,000

This 15th floor southeast corner unit has been reduced by another $25,000+ is now asking $1,674,000.  Still priced a bit higher than the most recent sales for model matches, but getting closer.  High enough up for sit down views of the bay and ocean beyond, yet not so high up to only be looking at the clouds.  It’ll be interesting to see if the scarcity in the market is enough to push for this high of a price – nice unit but most with original fit and finish.  The reduction can’t hurt – we’ll see…

Pinnacle #2102 – New Listing

550 Front St #2102 – Floor Plan – New Listing – $849,000

Full Details:  Click Here

Funny timing with this new listing on the 21st floor hitting the market for $65,000 less than the new price on the same model on the 24th floor.  At $849,000 expect this one to sell much more quickly than the unit 3 floors above.  Some interesting wallpaper and the darker option for countertops.  Great views on the 21st floor which thanks to high ceilings at the Pinnacle is roughly equivalent to the 25th floor at Horizons across the street.

Pinnacle #2402 – Price Reduced

550 Front St #2402 / Pinnacle #2402 – Floor Plan –  Price Reduced – Now $914,900

Full Details:  Click Here

This 24th floor east-facing middle unit has been reduced and is now asking $914,900.  It might look familiar as it had been on the market a couple of years ago without selling.  The most recent model-match sale was a floor above in the $800,000s so it’ll be interesting to see if someone pays for for this one below.  Still one of the least expensive options for a unit high up in the building.  Great views mostly from the large balcony vs. inside the unit.  Not a lot in the way of upgrades since original construction.  We’ll see if the small reduction helps.

Pinnacle #301 – New Listing

550 Front St #301 / Pinnacle #301 – Floor Plan – New Listing – $999,900

Full Details:  Click Here

This southeast corner unit at the Pinnacle might look familiar as it sold just a couple of years ago.  It’s back on the market now asking $999,900.  Low in the building, but a nice floor plan – the largest on the floor and with views to the pool deck.  Nice upgrades including wood floors in the bedroom.  For less than $1,000,000, not a bad way to get 1500 sq ft in the building.  Expect this one to get a lot of lookers so long as view isn’t important to the buyer.

This this middle-unit on the 20th floor facing east has expired on the MLS after no takers – really no big surprise based on the asking price being notably higher than the most recent model-match comps.  Not your typical Pinnacle condo, this residence has been upgraded with wood floors, custom paint, and custom lighting.  Popular split-bedroom floor plan with little wasted space on hallways, 2 bedrooms, and 2.5 baths.  It’ll be interesting to see if an east-facing unit will sell for as much as other model-matches on the west side of the building might.  The price seems quite high given the most recent sales in the stack including this one itself – I’ll post again once it’s back on the market.

Pinnacle #1703 – Price Reduced

This middle-unit on the 17th floor facing east has made another small price reduction.  Some more contemporary upgrades have been added from wood flooring in the bedrooms to a mirrored wall in the living room to updated lighting fixtures.  Popular split-bedroom floor plan with little wasted space on hallways, 2 bedrooms, and 2.5 baths.  It’ll be interesting to see if an east-facing unit will sell in the striking distance of a model-match on the west-side of the building lower down as this unit does not have direct bay views unless you’re on the balcony.  We’ll see if the reduction helps.

After about 3 months on the market, this southwest corner on the 17th floor with a nice contemporary look is at least temporarily off the market.  One of the most popular floor plans in the building.  Remodeled unit from countertops to appliances to flooring.  Hard to beat these views from this perch.  I’ll post again once it’s officially back on the market.
