After quite some time on the market, this listing on a 14th floor east-facing 2 bedroom has cancelled. This plan offers 2.5 baths as well as almost no wasted space.  Conversely, the price is a big high for an east-facing unit, and the kitchen has the blue/purple cabinets vs the more traditional brown. We’ll see how they do, with the inventory so low, I actually think they’ve got a chance even though the asking price is about $30,000 higher than it was just a few months ago before it had come off the market for the holidays.  We’ll see if they put it back on the market and are just resetting the clock or otherwise.

This west-facing entry-level 2 bedroom / 2 full bathroom condo at the Pinnacle has been reduced by about $25,000 to $824,900 – still quite a price.  Upgraded wood flooring which is rare for the building, contemporary paint colors and furnishings, and of course the traditional Pinnacle quality cabinetry in the kitchens, baths, and appliances.  It’s been a while since a lower-level 2/2 has come up in the building, so it’ll be interesting to see if they can get this high of a price for a unit that doesn’t clear CityFront Terrace across the street for views.  Based on the condition though, a sale over $800,000 wouldn’t be a surprise but we’ll see.

This 6th floor corner has finally closed escrow for what I think is an amazing price of $1,030,000.  It was purchased just 2 month ago for a price in the high $800,000s which I thought was very high to begin with.  The new asking price puts it on par with the asking price for the middle unit which faces east on the 14th floor.  I think it’ll be a big time uphill battle for the seller, but with the low inventory, stranger things have happened…. and looks like they did.  Congratulations to the new owner, and really to the seller?

This 29th floor northwest corner unit at Pinnacle Museum Tower has finally closed escrow for $1,700,000, about 1/4 million dollar under the asking price.  Great and mostly protected views to the south, west and north.  Not the largest kitchen/great room, but it does offer 3 true bedrooms all with views.  Price will be interesting as the unit directly above it sold for $1,575,000 not too long ago.  This one also has a storage room / wet bar in place of the half bath.  Congratulations to the new owner!

This 6th floor corner unit which is being flipped is now in escrow.  It was purchased just a month ago for a price in the high $800,000s which I thought was very high to begin with.  The new asking price puts it on par with the asking price for the middle unit which faces east on the 14th floor.  I think it’ll be a big time uphill battle for the seller, but with the low inventory, stranger things have happened….  I’ll be amazed if it sells within the range, and we’ll find out within a few weeks.  This would set quite a precent if the sale does go through for this type of price on a lower-level unit.

This Pinnacle southwest corner unit on the 4th floor closed escrow today for about $50,000 less than the asking price at $1,000,000 even.  Not the largest of floor plans, but one of the more popular ones for a lower level unit.  This one features the blue cabinet package in the kitchen, and also dark marble in the bathrooms.  The price isn’t bad compared to the other recent sales of lower level units on the front of the building.  I think this will sell more quickly than other options available right now on the east and north sides, and it did – still plenty of value for a buyer to get larger than average square footage in the building, even if on a lower floor.  Congratulations to the new owner!
