Pinnacle #908 – New Listing

550 Front St #908 – Floor Plan – New Listing – $1,495,000

Full Details:  Click Here

New to the market is this southwest corner unit on the 9th floor.  A little bit smaller of a plan that the typical 08 units from the 10th to 20th floors.  Lots of extra upgrades have been added such as additional cabinetry, light, wallpaper, and remodeled bathrooms.  A little on the small side so the question will be whether someone will pay $1,000 per sq ft on the 9th floor.

Pinnacle #1101 – Reduced

550 Front St #1101 / Pinnacle #1101 – Floor Plan – Reduced (Again) – Now $1,589,000

Full Details:  Click Here

This southeast corner unit on the 11th floor has been reduced to $1,589,000 after about a couple of months on the market without any takers.  Nicely upgraded with wood flooring in the bedrooms and custom paint.  A little low for big water views, but due to the higher ceilings in the building, it’s about the equivalent of a 13th floor in the average building.  The 17th floor model match above sold already while this one has been looking for a buyer.  We’ll see if the latest $9,000 reduction makes a difference.

Pinnacle #1805 – New Listing

550 Front St #1805 / Pinnacle #1805 – Floor Plan – New Listing – $1,850,000

Full Details:  Click Here

This northwest corner unit on the 18th floor is now on the market asking $1,850,000.  A bit of a price bump from the most recent model match sales but higher up as well so certainly better views.  Some nice built-ins and flooring, but pretty standard finishes for the Pinnacle beyond that.  It’ll be interesting to see if a unit on the northwest corner can sell for a southeast or southwest corner type of price per square foot.

Pinnacle #301 – New Listing

550 Front St #301 / Pinnacle #301 – Floor Plan – New Listing – $995,000

Full Details:  Click Here

This southeast corner unit at the Pinnacle might look familiar as it sold just a couple of years ago.  It’s back on the market now asking $995,000.  Low in the building, but a nice floor plan – the largest on the floor.  Nice upgrades including wood floors in the bedroom.  For less than $900,000, not a bad way to get 1500 sq ft in the building.  Expect this one to get a lot of lookers so long as view isn’t important to the buyer.

Pinnacle #1306 – Reduced

550 Front St #1306 / Pinnacle #1306 – Floor Plan – Price Reduced – Now $1,299,000

Full Details:  Click Here

This 2 bedroom unit with 2.5 baths facing west on the 13th floor has been reduced by $50,000 and is now asking $1,299,000.  One of the more popular floor plans in the building with virtually no wasted space in hallways and views to the west and southwest towards the bay.  A large balcony off the living room as well for taking in the sun and evening lights.  Light and airy, a nice neutral decor scheme, with mostly original fit and finish.  It’ll be interesting to see if it’s high enough up to yield a buyer over $1.3M.  Not apparently, but we’ll see if there’s quicker sale now.

Pinnacle #2103 – New Listing

550 Front St #2103 / Pinnacle #2103 – Floor Plan – New Listing – $3,450,000

Is a large balcony/deck and a remodel worth $2,000,000?  That’s the question with this new listing on the 21st floor at the Pinnacle.  This unit which spans the entire north-side of the building and has a roof deck over the units below has just been listed.  Other than the kitchen, a complete re-model has transformed this 2 bedroom, 2 bathroom unit into a 1 bedroom, 1.5 bathroom contemporary space.  The asking price is about $2,000,000 more than sales have been in the same stack without the remodel and without the roof deck.  I don’t think there’s much hope for this one at this price, but I suppose it never hurts to ask.

Pinnacle #802 – Sold

550 Front St #802 / Pinnacle #802 – Floor Plan – Sold for $550,000

Full Details:  Click Here

This one bedroom condo in the Pinnacle has finally closed escrow for about $25,000 under the asking price at $550,000.  737 square feet with all of the usual appointments including stainless steel appliances, Snaidero cabinetry, and travertine.  Nice open concept kitchen/living room, as well as a view from the balcony over the pool area and even down towards the bay.  Hard to predict if the price is attainable, but with such scarcity, it won’t surprise me at all if someone jumps on it in this market.  Congratulations to the new owner!

Pinnacle #307 – Pending

This one bedroom condo at the Pinnacle is now in escrow after about 2 months on the market.  It features all of the usual appointments including stainless steel appliances, Snaidero cabinetry, and marble floors.  Some interest paint and wallpaper choices.  Nice open concept kitchen/living room, as well as a view from the over-sized balcony because it’s down on the 3rd floor so more of a deck feel.  Priced less than the model match on the east side of the building, expect this one to get a lot of attention and break the $500,000 sales price threshold even with some of the more disappointing cell phone photos to hit the MLS in a while.  I’ll post again once it closes.
