Pinnacle #504 – Pending

550 Front St #504 / Pinnacle #504 – Floor Plan – Pending

Full Details:  Click Here

This beautifully decorated contemporary residence at the Pinnacle on the northeast corner is now in escrow.  This residence is one of the cleanest and best presented condos in the building.  Upgrades from countertops to lighting, smart-home electronics, and clever wall-bed/office in the 2nd bedroom.  Surprisingly good views from this floor level and 2 balconies.  Price is a just bit higher than a lower-less upgraded model match that recently closed but without the views.  I’ll post again once it closes.

Pinnacle #1306 – New Listing

550 Front St #1306 / Pinnacle #1306 – Floor Plan – New Listing – $1,299,000

Full Details:  Click Here

This 2 bedroom unit with 2.5 baths facing west on the 13th floor which sold just a couple of years ago is now back up for sale for $1,299,000.  One of the more popular floor plans in the building with virtually no wasted space in hallways and views to the west and southwest towards the bay.  A large balcony off the living room as well for taking in the sun and evening lights.  Light and airy, a nice neutral decor scheme, with mostly original fit and finish. The price feels a bit high given the pace of sales for other similar units in the building lately, but we’ll see.

Pinnacle #1006 – Re-Listed

550 Front St #1006 / Pinnacle #1006 – Floor Plan – Re-Listed – $825,000

Full Details:  Click Here

This west-facing entry-level 2 bedroom / 2 full bathroom condo at the Pinnacle on the 10th floor, facing west, has been re-listed for ($4,000 less) at $825,000.  Upgrades including a wood-like treatment on the fireplace with built-in television, some added cabinetry in the bathrooms, and contemporary paint colors and furnishings.  Of course the traditional Pinnacle quality cabinetry in the kitchens, baths, and appliances.  It’s been a while since a lower-level 2/2 has come up in the building, so it’ll be interesting to see if they can get this high of a price for a unit that doesn’t clear CityFront Terrace across the street for views.  Units similar in size much higher up have been struggling, but this is west-facing.  We’ll see if there’s more of a market for the unit this spring.

Pinnacle #606 – Withdrawn

550 Front St #606 / Pinnacle #606 – Floor Plan – Withdrawn – Was $734,900 Full Details:  Click Here This west-facing entry-level 2 bedroom / 2 full bathroom condo at the Pinnacle has at least temporarily been taken off the market after about 5 months without success in finding a buyer.  Upgraded wood flooring which is rare for the building, contemporary paint colors and furnishings, and of course the traditional Pinnacle quality cabinetry in the kitchens, baths, and appliances.  It’s been a while since a lower-level 2/2 has come up in the building for a “reasonable” price, but still no takers.  I’ll post again once it’s back on the market.

Pinnacle #2402 – Re-Listed / Price Reduced

550 Front St #2402 / Pinnacle #2402 – Floor Plan – Re-Listed/Price Reduced – Was $914,900, Now $899,900

Full Details:  Click Here

This 24th floor east-facing middle unit has been re-listed on the MLS for $15,000 less, now asking $899,9000.  It might look familiar as it had been on the market a couple of years ago without selling.  The most recent model-match sale was a floor above in the $800,000s so it’ll be interesting to see if someone pays for for this one below which is asking $100,000 less just 3 floors down.  Still one of the least expensive options for a unit high up in the building.  Great views mostly from the large balcony vs. inside the unit.  Not a lot in the way of upgrades since original construction.  We’ll see if there are any new nibbles based on the new price.
