This highly-upgraded northwest corner unit on the 14th floor has been reduced by about $50,000 after no takers in about 5 weeks on the market.  Upgrades not found in most units in the building including limestone flooring, custom built-ins, remodeled bathrooms, and unique lighting.  It’ll be interesting to see if the 14th floor on the northwest corner is high enough up in terms of views to justify the asking price.

This 22nd floor unit at the Pinnacle has been reduced to $1,450.000. This 2 bedroom / 2 bath unit spans the entire north side of the 22nd floor from east to west.  2 truly usable balconies too.  Standard fit and finish for the building but with some nice upgraded light fixtures and custom closet doors.  The unit does have 180 degrees of views, but not a direct southern exposure so only limited bay views other than to the west.  We’ll see if the reduction helps spur along a sale.

Pinnacle #606 – Re-Listed and Price Reduced

550 Front St #606 / Pinnacle #606 – Floor Plan – Expired for $734,900 – Reduced and Re-Listed for $689,000 Full Details:  Click Here This west-facing entry-level 2 bedroom / 2 full bathroom condo at the Pinnacle which has been on and off the market for a year has been re-listed for a lower price of $689,000.  Upgraded wood flooring which is rare for the building, contemporary paint colors and furnishings, and of course the traditional Pinnacle quality cabinetry in the kitchens, baths, and appliances.  INew price certainly should help and it’ll be interesting to see whether 606 or 706 sells first.

This east-facing 1 bedroom at the Pinnacle has been re-listed at a lower price of $499,900.  On and off now for more or less 1 year.  737 square feet with all of the usual appointments including stainless steel appliances, Snaidero cabinetry, and travertine.  It might look familiar as it just sold a couple of years ago.  Nice open concept kitchen/living room, as well as a view from the balcony over the pool area and even down towards the bay.  We’ll see if the price reduction spurs on a sale this time.

Pinnacle #2402 – Price Reduced

550 Front St #2402 / Pinnacle #2402 – Floor Plan – Price Reduced – Was $899,900 – Now $859,900

Full Details:  Click Here

This 24th floor east-facing middle unit has been reduced $40,000 and is now asking $859,900.  It might look familiar as it had been on the market a couple of years ago without selling.  The most recent model-match sale was a floor above in the $800,000s so it’ll be interesting to see if someone pays for for this one below which is asking $100,000 less just 3 floors down.  Still one of the least expensive options for a unit high up in the building.  Great views mostly from the large balcony vs. inside the unit.  Not a lot in the way of upgrades since original construction.  We’ll see if there are any new nibbles based on the new price, but still asking a lot more than the model match.

This listing on the 21st floor has been reduced by $20,000.  At the new price expect this one to sell much more quickly than the unit 3 floors above which is also for sale.  Some interesting wallpaper and the darker option for countertops.  Great views on the 21st floor which thanks to high ceilings at the Pinnacle is roughly equivalent to the 25th floor at Horizons across the street.  We’ll see if the small price reduction spurs along a sale.

This 5th floor northwest corner unit has reduced in price by $20,000.  It has a surprisingly decent bay view from the living room and patio to the southwest.  Some nice contemporary upgrades from lighting to paint for a nice and clean look.  We’ll see if the price reduction is enough to spur on a sale.

This west-facing entry-level 2 bedroom / 2 full bathroom condo at the Pinnacle on the 7th floor as previously mentioned here on PinnacleLuxuryCondos.com, facing west, has reduced in price to $699,000.  Great entry-level 2 bedroom price to get into the building.  The asking price is still a little bit less than the unit for sale right below it depending on where in the range it lands.  Standard original finishes for the building and some interesting paint colors.  We’ll see if the reduction spurs on a sale.

Pinnacle #1006 – Re-Listed

550 Front St #1006 / Pinnacle #1006 – Floor Plan – Re-Listed – $825,000

Full Details:  Click Here

This west-facing entry-level 2 bedroom / 2 full bathroom condo at the Pinnacle on the 10th floor, facing west, has been re-listed for ($4,000 less) at $825,000.  Upgrades including a wood-like treatment on the fireplace with built-in television, some added cabinetry in the bathrooms, and contemporary paint colors and furnishings.  Of course the traditional Pinnacle quality cabinetry in the kitchens, baths, and appliances.  It’s been a while since a lower-level 2/2 has come up in the building, so it’ll be interesting to see if they can get this high of a price for a unit that doesn’t clear CityFront Terrace across the street for views.  Units similar in size much higher up have been struggling, but this is west-facing.  We’ll see if there’s more of a market for the unit this spring.
