This 23rd floor at the Pinnacle is now in escrow. This east-facing unit offers great views from the balcony and from the edges of the living room and bedrooms. A modest floor plan at just over 1000 sq ft per the builder, but a great way to get high up in the building without spending $1.5M plus for one of the more expensive floor plans on the same floor. Standard Pinnacle finishes including the matte brown cabinets – no faded red cabinets here. The price is pushing it based on the square footage and view orientation, but we’ll see if someone jumps at the chance for an upper floor 2 bedroom at this price range regardless.  I’ll post again once it closes.

This west-facing entry-level 2 bedroom / 2 full bathroom condo at the Pinnacle has finally closed escrow for $750,000.  Upgraded wood flooring which is rare for the building, contemporary paint colors and furnishings, and of course the traditional Pinnacle quality cabinetry in the kitchens, baths, and appliances.  It’s been a while since a lower-level 2/2 has come up in the building, so it’ll be interesting to see if they can get this high of a price for a unit that doesn’t clear CityFront Terrace across the street for views.  Based on the condition though, a sale around this new price wouldn’t be a surprise but we’ll see.  Inventory still amazingly low.  Congratulations to the new owner!

After a couple of months on the market still without any takers, this floor plan that rarely hits the market at the Pinnacle has finally gone into escrow.  This 2 bedroom / 2 bath unit spans the entire north side of the 23rd floor.  2 truly usable balconies too.  Standard fit and finish for the building but with some nice paint and window treatments.  The unit does have 180 degrees of views, but not a direct southern exposure so only limited bay views other than to the west.  No doubt that as only one of 4 residences for sale right now it’ll get plenty of attention, but boy does the price seem high to me.  Getting better though with this reduction.  I’ll post again once it closes.

Less than 10 days on the market, and this northwest corner unit on the 15th floor is now .  in escrow.  A bit of a Moroccan style, with some nice upgrades including the use of stone on an entertainment center in the living room.  First one of this floor plan in a couple of years to hit the market so it’ll be interesting to see what it goes for. Based on the sale of #1501 for $1,600,000, the price appears high to me, but in this appreciating market, it wouldn’t surprise me if they get their price.  I’ll post again once it closes.

After quite some time on the market, this listing on a 14th floor east-facing 2 bedroom has cancelled. This plan offers 2.5 baths as well as almost no wasted space.  Conversely, the price is a big high for an east-facing unit, and the kitchen has the blue/purple cabinets vs the more traditional brown. We’ll see how they do, with the inventory so low, I actually think they’ve got a chance even though the asking price is about $30,000 higher than it was just a few months ago before it had come off the market for the holidays.  We’ll see if they put it back on the market and are just resetting the clock or otherwise.

This 6th floor corner unit which is being flipped is now in escrow.  It was purchased just a month ago for a price in the high $800,000s which I thought was very high to begin with.  The new asking price puts it on par with the asking price for the middle unit which faces east on the 14th floor.  I think it’ll be a big time uphill battle for the seller, but with the low inventory, stranger things have happened….  I’ll be amazed if it sells within the range, and we’ll find out within a few weeks.  This would set quite a precent if the sale does go through for this type of price on a lower-level unit.

This Pinnacle southwest corner unit on the 4th floor closed escrow today for about $50,000 less than the asking price at $1,000,000 even.  Not the largest of floor plans, but one of the more popular ones for a lower level unit.  This one features the blue cabinet package in the kitchen, and also dark marble in the bathrooms.  The price isn’t bad compared to the other recent sales of lower level units on the front of the building.  I think this will sell more quickly than other options available right now on the east and north sides, and it did – still plenty of value for a buyer to get larger than average square footage in the building, even if on a lower floor.  Congratulations to the new owner!

A few weeks after a $150,000 reduction, this 15th floor southeast corner unit is now in escrow.  Still priced a bit higher than the most recent sales for model matches, but only the 2nd available condo right now in the building.  High enough up for sit down views of the bay and ocean beyond, yet not so high up to only be looking at the clouds.  It’ll be interesting to see if the scarcity in the market is enough to push for this high of a price – nice unit but most with original fit and finish.  Nice reduction though, certainly is getting close.  I’ll post again once it closes.
