Is a large balcony/deck and a remodel worth $1,700,000?  That’s the question with this new listing on the 21st floor at the Pinnacle.  This unit which spans the entire north-side of the building and has a roof deck over the units below has just been listed.  Other than the kitchen, a complete re-model has transformed this 2 bedroom, 2 bathroom unit into a 1 bedroom, 1.5 bathroom contemporary space.  The asking price is about $1,700,000 more than sales have been in the same stack without the remodel and without the roof deck.  I don’t think there’s much hope for this one at this price, but I suppose it never hurts to ask.

After a couple of months on the market still without any takers, this floor plan that rarely hits the market at the Pinnacle has been reduced again by about $100,000 and re-listed as as well to re-set the clock on the maket.  This 2 bedroom / 2 bath unit spans the entire north side of the 23rd floor.  2 truly usable balconies too.  Standard fit and finish for the building but with some nice paint and window treatments.  The unit does have 180 degrees of views, but not a direct southern exposure so only limited bay views other than to the west.  No doubt that as only one of 4 residences for sale right now it’ll get plenty of attention, but boy does the price seem high to me.  Getting better though with this reduction.
