Pinnacle #1006 – Price Reduced

550 Front St #1006 / Pinnacle #1006 – Floor Plan – Price Reduced – Now $970,000

Full Details:  Click Here

This west-facing entry-level 2 bedroom / 2 full bathroom condo at the Pinnacle on the 10th floor, facing west, has been reduced by about $30,000 and is now asking $970,000.  Upgrades including a wood-like treatment on the fireplace with built-in televesion, some added cabintery in the bathrooms, and contemporary paint colors and furnishings.  Of course the traditional Pinnacle quality cabinetry in the kitchens, baths, and appliances.  It’s been a while since a lower-level 2/2 has come up in the building, so it’ll be interesting to see if they can get this high of a price for a unit that doesn’t clear CityFront Terrace across the street for views.  Units similar in size much higher up have been struggling, but this is west-facing.  Not so far, but we’ll see if the price reduction helps spur a sale.

This 19th floor corner unit will be on the market soon after just selling a year ago.   Recently remodeled with new kitchen countertops, lighting system, sound system, motorized blinds, and more. Excellent views from this southwest corner unit at Pinnacle. Boasting over 1600 sq ft and being on the premier corner of the building, expect this one to get plenty of attention for those seeking the best and safest views Downtown.  I’ll post again once it’s officially on the market.

Pinnacle #3103 – Reduced

Pinnacle #3103 / 550 Front St #3103 – Floor Plan – Price Reduced – Now $2,750,000

Full Details:  Click Here

This 31st floor, west-facing unit with great outdoor space has been reduced to $2,750,000 after a few months on the market without any takers.  A bit different than the builder floor plan shows, the master bedroom was relocated to the south-side of the unit, with the large deck for window washing now attached to an office / optional 3rd bedroom on the northern end of the unit.  A bit different that most Pinnacle residences, as this hoem features wood flooring and more traditional wood tones and textures for a bit of a warmer look.  With 2405 now in escrow with simlar views, I think there’s a pretty decent chance this one will move as well within 90 days depending on the taste for traditioanl vs. contemporary, and the most recent price reduction might still make that a possibility.

Pinnacle #605 – Expired (again)

550 Front St #605 / Pinnacle #605 – Floor Plan – Expired

After a couple of months on the market without any takers this 6th floor unit at the Pinnacle has expired on the MLS.  It has a surprisingly decent bay view from the living room and patio to the southwest for being a lower floor unit.  This one has been remodeled for a more contemporary scheme with wood floors, dark countertops, red kitchen cabinetry, marble tiles, and gray color tones.  We’ll see if it’s re-listed agian in short order to restart the clock on the MLS to make people take a 2nd look.

Pinnacle #2405 – Pending

550 Front St #2405 / Pinnacle #2405 – Floor Plan –  Pending

This sought-after southwest corner unit on the 24th floor is now in escrow again after a pretty recent price reduction.  Some of the best views Downtown, and on this floor plan, even the 2nd bedroom has great views, let alone the great room, kitchen, office, and master bedroom.  Typical Pinnacle finishes have been accentuated with stone and granite.  2 balconies and 4 parking spaces.  If you’re all about views, you need to see this unit.  One of only 5 with this floor plan on this side of the building.  With the tenant out and the unit staged, a much better chance to sell this time, and the price reduction doesn’t hurt either.  I’ll post again once it closes.

After about 2 months on the market, this middle-unit on the 17th floor facing east is now at least temporarily off the market.  Some more contemporary upgrades have been added from wood flooring in the bedrooms to a mirrored wall in the living room to updated lighting fixtures.  Popular split-bedroom floor plan with little wasted space on hallways, 2 bedrooms, and 2.5 baths.  It’ll be interesting to see if an east-facing unit will sell in the striking distance of a model-match on the west-side of the building lower down as this unit does not have direct bay views unless you’re on the balcony.  I’ll post again if it’s put back on the market.

Pinnacle #1803 – Sold

550 Front St #2003 / Pinnacle #2003 – Floor Plan – Sold for $1,045,000

Full Details: Click Here

This this middle-unit on the 18th floor facing east has closed escrow for $10,000 over the asking price at $1,045,000.  A bit different than most in the stack as the 1/2 bathroom has been removed in favor of a large pantry for extra storage.  Popular split-bedroom floor plan with little wasted space on hallways, 2 bedrooms, and still 2 full baths.  Funny timing with #2003 two floors above it going into escrow today, and now #1803 coming on the market for not that much less.  Not a bad price for the 18th floor right around $1,000,000.  Congratulations to the new owner!

This 23rd floor east-facing middle has been at least temporarily taken off the market after not finding any interested buyers in several months on the market.  Great views mostly from the large balcony vs. inside the unit.  Not a lot in the way of upgrades since original construction.  Vacant, clean, and ready to go, we’ll see if the most recent reduction makes a difference and spurs on a sale – with selling costs, the owner will be losing money on this one.  We’ll see if the latest reduction spurs an offer.
