Pinnacle #301 – Back on the Market

550 Front St #301 – Floor Plan – Back on the Market- $855,000

Looks like a change of heart for the buyer, this reasonably priced southwest corner unit at the Pinnacle is back on the market.  Low in the building, but a nice floor plan – the largest on the floor.  Nice upgrades including wood floors in the bedroom.  For less than $900,000, not a bad way to get 1500 sq ft in the building.

After just a couple of weeks on the market, this reasonably priced southwest corner unit at the Pinnacle is now in escrow.  Low in the building, but a nice floor plan – the largest on the floor.  Nice upgrades including wood floors in the bedroom.  For less than $900,000, not a bad way to get 1500 sq ft in the building.  I’ll post again once it closes.

Less than 10 days on the market and now in escrow is this 30th floor northwest corner unit at Pinnacle.  Great and mostly protected views to the south, west and north.  Not the largest kitchen/great room, and it features the rare red cabinets, I think it’s probably stretching it on the asking price, but we’ll see how they do.

This well priced corner unit on the 14th floor closed escrow for over the asking price at $1,515,000.  It sold just a few months ago for $1,400,000 but looks like a change of heart for the owner.  High enough up for sit down views of the bay and ocean beyond, yet not so high up to only be looking at the clouds.  Congratulations to the new owner.

After a few months off the market, this 5th floor northwest corner listing is fresh on the market.  It’s priced a bit lower than the one directly above and without the wild red cabinets.  It has a surprisingly decent bay view from the living room and patio to the southwest.  I think it’s probably still too high in price for this market, but at least it’s under $800,000…

Pinnacle #605 – Back on the Market

550 Front St #605 – Floor Plan – Back on the Market – $798,000

Unit 605 is back on the market again for slightly less… now $798,000.  It has a surprisingly decent bay view from the living room and patio to the southwest.  The red cabinetry though probably will be a turn off for most buyers.  We’ll see how it does… but I’m not expecting a quick sale because it’s still priced too high for the market and should sell for closer to $750,000.

This short-sale finally closed escrow $385,000 plus some back HOA dues.  That and water damage to appliances, floors, and cabinets, it’s much less exciting than it once was, but it should clean up nicely and be a terrific buy for the new owner.
