Pinnacle #802 – Re-Listed

550 Front St #802 / Pinnacle #802 – Floor Plan – Re-Listed – $599,000

Full Details:  Click Here

This east-facing 1 bedroom at the Pinnacle has been re-listed on the MLS to reset the marke time after about 90 days on the market without a contract.  737 square feet with all of the usual appointments including stainless steel appliances, Snaidero cabinetry, and travertine.  It might look familiar as it just sold a couple of years ago.  Nice open concept kitchen/living room, as well as a view from the balcony over the pool area and even down towards the bay.  We’ll see how it does this time around.

This northeast corner unit at Pinnacle is now in escrow again after less than a week on the market, this time for sale again after it had just changed hands a few years ago.  Nice corner-unit floor plan with 2 terraces, 2 bedrooms, AND a den.  Some nice built-ins in the living room and the optional black granite countertops in the kitchen.  A very versatile floor-plan, it’ll be interesting to see how it does… actually listed for less than what the owner paid for it 2 years ago.  I’ll post again once it closes.

This 31st floor, west-facing unit with great outdoor space is now in escrow with a buyer that had toured it previously.  A bit different than the builder floor plan shows, the master bedroom was relocated to the south-side of the unit, with the large deck for window washing now attached to an office / optional 3rd bedroom on the northern end of the unit.  A bit different that most Pinnacle residences, as this home features wood flooring and more traditional wood tones and textures for a bit of a warmer look.  I’ll post again once it closes escrow.

Pinnacle #1703 – Expired

This middle-unit on the 17th floor facing east has formally expired on the MLS.  Some more contemporary upgrades have been added from wood flooring in the bedrooms to a mirrored wall in the living room to updated lighting fixtures.  Popular split-bedroom floor plan with little wasted space on hallways, 2 bedrooms, and 2.5 baths.  It’ll be interesting to see if an east-facing unit will sell in the striking distance of a model-match on the west-side of the building lower down as this unit does not have direct bay views unless you’re on the balcony.  I’ll post again if it’s put back on the market.

This east-facing entry-level 2 bedroom / 2 full bathroom condo at the Pinnacle is now for sale on the 10th floor.  No notable upgrades but a clean presentation with contemporary paint colors and furnishings.  Of course the traditional Pinnacle quality cabinetry in the kitchens, baths, and appliances.  It’s been a while since a lower-level 2/2 has come up in the building, so it’ll be interesting to see if they can get this price for a unit on the east-side of the building.  Units similar in size much higher up have been struggling, but the price is below $800,000, so not a bad place to start.

This 25th floor west-facing condo at the Pinnacle has been re-listed.  Exceptional bay and ocean views to the west with exposure to the south and north as well from this perch above the city.  Nice upgrades like wood floors and updated baths.  This was one of the few homes that features the blue (almost purple) cabinets in the kitchen with dark granite countertops.  Not for everyone, but now in line with a recent model match sale, so if you can get past the cabinet color, you could be a buyer.

Pinnacle #2502 – Sold

This 25th floor 2 bedroom with the red cabinet option has closed escrow for $840,000.  Upgrades include wood floors, upgraded bathroom tile and backsplash, custom paint, and some interesting use of mirrors.  Great views mostly from the large balcony vs. inside the unit in this stack, just like 2302 and 2402.  Very well decorated compared to the competition, but the price is still the question as to what a buyer will spend for this relatively small 2 bedroom on the east side of the building.  We’ll see if 2018 is the year – this reduction helps!  Looks like it worked – congratulations to the new owner!.

ANew to the market is this 2 bedroom unit with 2.5 baths facing west on the 12th floor.  One of the more popular floor plans in the building with virtually no wasted space in hallways and views to the west and southwest towards the bay.  A large balcony off the living room as well for taking in the sun and evening lights.  Light and airy, a nice neutral decor scheme, with mostly original fit and finish but with travertine vs. the typical marble.  Certainly seems priced for a quick sale at just over $1,000,000.  I’ll post again once it’s in escrow.
