This 15th floor southeast corner unit has been at least temporarily taken off the market.  Still priced a bit higher than the most recent sales for model matches, but getting closer.  High enough up for sit down views of the bay and ocean beyond, yet not so high up to only be looking at the clouds.  It’ll be interesting to see if the scarcity in the market is enough to push for this high of a price – nice unit but most with original fit and finish.  I’ll post again once it’s back on the market for sale.

After about 3 months on the market, this southwest corner on the 17th floor with a nice contemporary look is at least temporarily off the market.  One of the most popular floor plans in the building.  Remodeled unit from countertops to appliances to flooring.  Hard to beat these views from this perch.  I’ll post again once it’s officially back on the market.

After a couple of months on the market without any takers this 6th floor unit at the Pinnacle has been at least temporarily taken off the market.  It has a surprisingly decent bay view from the living room and patio to the southwest for being a lower floor unit.  This one has been remodeled for a more contemporary scheme with wood floors, dark countertops, red kitchen cabinetry, marble tiles, and gray color tones.  We’ll see if it comes back on the market after the first of the year.

This 31st floor, west-facing unit with great outdoor space has been taken off the market at least temporarilly again.  A bit different than the builder floor plan shows, the master bedroom was relocated to the south-side of the unit, with the large deck for window washing now attached to an office / optional 3rd bedroom on the northern end of the unit.  A bit different that most Pinnacle residences, as this hoem features wood flooring and more traditional wood tones and textures for a bit of a warmer look.  I’ll post again once it’s back on the market.

After about 2 months on the market, this middle-unit on the 17th floor facing east is now at least temporarily off the market.  Some more contemporary upgrades have been added from wood flooring in the bedrooms to a mirrored wall in the living room to updated lighting fixtures.  Popular split-bedroom floor plan with little wasted space on hallways, 2 bedrooms, and 2.5 baths.  It’ll be interesting to see if an east-facing unit will sell in the striking distance of a model-match on the west-side of the building lower down as this unit does not have direct bay views unless you’re on the balcony.  I’ll post again if it’s put back on the market.

This 23rd floor east-facing middle has been at least temporarily taken off the market after not finding any interested buyers in several months on the market.  Great views mostly from the large balcony vs. inside the unit.  Not a lot in the way of upgrades since original construction.  Vacant, clean, and ready to go, we’ll see if the most recent reduction makes a difference and spurs on a sale – with selling costs, the owner will be losing money on this one.  We’ll see if the latest reduction spurs an offer.

This 21st floor unit has been at least temporarily been at least temporarily taken off the market.  Is a large balcony/deck and a remodel worth $500,000?  That’s the question with this listing on the 21st floor at the Pinnacle.  This unit which spans the entire north-side of the building and has a roof deck over the units below has just been listed.  Other than the kitchen, a complete re-model has transformed this 2 bedroom, 2 bathroom unit into a 1 bedroom, 1.5 bathroom contemporary space.  The asking price is still about $500,000 more than sales have been in the same stack without the remodel and without the roof deck.  I still don’t think there’s much hope for this one at this price, but I suppose it never hurts to ask.  I’ll post again once it’s back on the market.

This 25th floor 2 bedroom with the red cabinet option has been at least temporarily taken off the market.  From there upgrades include wood floors, upgraded bathroom tile and backsplash, custom paint, and some interesting use of mirrors.  Great views mostly from the large balcony vs. inside the unit in this stack, just like 2302 and 2402 (which is off the market temporarily).  Very well decorated compared to the competition, but the price is still the question as to what a buyer will spend for this relatively small 2 bedroom on the east side of the building.  I’ll post again once it’s back on the market.
