Pinnacle #2302 – Re-Listed

550 Front St #2302 / Pinnacle #2302 – Floor Plan – Re-Listed – Now $949,000

Full Details:  Click Here

This 23rd floor east-facing middle has been re-listed to reset the clock on the MLS market time, and the price is now $949,000.  Great views mostly from the large balcony vs. inside the unit.  Not a lot in the way of upgrades since original construction.  Vacant, clean, and ready to go, we’ll see if the most recent reduction makes a difference and spurs on a sale – with selling costs, the owner will be losing money on this one.  We’ll see if the latest reduction spurs an offer.

Pinnacle #2003 – Reduced (Again)

550 Front St #2003 / Pinnacle #2003 – Floor Plan – Price Reduced – Now $1,095,000

Full Details: Click Here

This this middle-unit on the 20th floor facing east has reduced in price again by about $30,000 and is now asking $1,095,000.  Not your typical Pinnacle condo, this residence has been upgraded with wood floors, custom paint, and custom lighting.  Popular split-bedroom floor plan with little wasted space on hallways, 2 bedrooms, and 2.5 baths.  It’ll be interesting to see if an east-facing unit will sell in the striking distance of a model match on the west-side of the building lower down.

Pinnacle #2405 – Re-Listed

550 Front St #2405 / Pinnacle #2405 – Floor Plan –  Re-Listed – Now $2,650,000

Full Details:  Click Here

This sought-after southwest corner unit on the 24th floor been re-listed at a lower $2,650,000 now that the tenant has vacated and the unit has been staged.  Some of the best views Downtown, and on this floor plan, even the 2nd bedroom has great views, let alone the great room, kitchen, office, and master bedroom.  Typical Pinnacle finishes have been accentuated with stone and granite.  2 balconies and 4 parking spaces.  If you’re all about views, you need to see this unit.  One of only 5 with this floor plan on this side of the building.  With the tenant out and the unit staged, a much better chance to sell this time, even without the price reduction.

Pinnacle #2903 – Pending

After over a year on the market, this 29th floor northwest corner unit at Pinnacle Museum Tower is finally in escrow.  Great and mostly protected views to the south, west and north.  Not the largest kitchen/great room, but it does offer 2 bedrooms and an office, all with views.  Some tasteful upgrades and decor give this one a chance to sell for a higher price than it did in 2015.  This one also has a storage room / wet bar in place of the half bath.  I’ll post again once it closes.

Pinnacle #2302 – Expired

550 Front St #2302 / Pinnacle #2302 – Floor Plan – Expired (again)

Full Details:  Click Here

This 23rd floor east-facing middle has expired on the MLS again.  We’ll see if this is being done again to reset the days on the market for those not paying attention or otherwise.  Great views mostly from the large balcony vs. inside the unit.  Not a lot in the way of upgrades since original construction.  Vacant, clean, and ready to go, we’ll see if the most recent reduction makes a difference and spurs on a sale – now under $1,000,000 so getting a lot more realistic for a smaller unit.  I’ll post again once it’s back on the market.

Pinnacle #2404 – Sold

550 Front St #2404 / Pinnacle #2404 – Floor Plan – Sold for $1,400,000

Full Details:  Click Here

This 24th floor west-facing condo at the Pinnacle has closed for a very impressive $1,400,000 even though that was $150,000 less than the asking price.  Exceptional bay and ocean views to the west with exposure to the south and north as well from this perch above the city.  Nice upgrades like wood floors, dark granite, and matte cabinetry.  Great unit, but the asking price is quite a bit higher than anything else on that side of the building has ever sold for, so I think it’s quite the reach.  Nearly $1200 per sq ft using the builder’s brochure.  Congratulations to the new owner!

Pinnacle #2502 – Withdrawn

550 Front St #2502 / Pinnacle #2502 – Floor Plan – Withdrawn

Full Details:  Click Here

This 25th floor 2 bedroom with the red cabinet option has been at least temporarily taken off the market.  From there upgrades include wood floors, upgraded bathroom tile and backsplash, custom paint, and some interesting use of mirrors.  Great views mostly from the large balcony vs. inside the unit in this stack, just like 2302 and 2402 (which is off the market temporarily).  Very well decorated compared to the competition, but the price is still the question as to what a buyer will spend for this relatively small 2 bedroom on the east side of the building.  I’ll post again once it’s back on the market.

Pinnacle #1408 – Sold

550 Front St #1408 / Pinnacle #1408 – Floor Plan – Sold for $1,725,000

Full Details: Click Here

This 14th floor corner unit as mentioned here on PinnacleLuxuryCondos.com never made it to the MLS, but sold for $1,725,000.   Excellent views from this southwest corner unit at Pinnacle. Boasting over 1600 sq ft and being on the premier corner of the building, it’ll be interesting to see how the market reacts to somewhat of a premium asking price for a 14th floor unit vs. something higher up.  Expect this one to get plenty of attention for those seeking some of the best and safest views Downtown.  Congratualtions to the new owner!

Pinnacle #2003 – Price Reduced

This this middle-unit on the 20th floor facing east has reduced in price by about $24,000 and is now asking $1,125,000.

Pinnacle #605 – Re-Listed

550 Front St #605 / Pinnacle #605 – Floor Plan – Re-Listed and Reduced – Now $1,030,000

Full Details:  Click Here

After about a month ont the market with no takers, this 5th floor northwest corner unit has been re-listed for about $60,000 less at $1,030,000.  It has a surprisingly decent bay view from the living room and patio to the southwest for being a lower floor unit.  This one has been remodeled for a more contemporary scheme with wood floors, dark countertops, red kitchen cabinetry, marble tiles, and gray color tones.  With the price adjustment, a much better chance of selling this time around.
