This this middle-unit on the 20th floor facing east has been re-listed after not selling previously – really no big surprise based on the asking price being notably higher than the most recent model-match comps.  Not your typical Pinnacle condo, this residence has been upgraded with wood floors, custom paint, and custom lighting.  Popular split-bedroom floor plan with little wasted space on hallways, 2 bedrooms, and 2.5 baths.  It’ll be interesting to see if an east-facing unit will sell for as much as other model-matches on the west side of the building might.  The price seems quite high given the most recent sales in the stack including this one itself.  We’ll see if the summer provides a better chance for a sale.

This 24th floor east-facing middle unit has been reduced $40,000 and is now asking $859,900.  It might look familiar as it had been on the market a couple of years ago without selling.  The most recent model-match sale was a floor above in the $800,000s so it’ll be interesting to see if someone pays for for this one below which is asking $100,000 less just 3 floors down.  Still one of the least expensive options for a unit high up in the building.  Great views mostly from the large balcony vs. inside the unit.  Not a lot in the way of upgrades since original construction.  We’ll see if there are any new nibbles based on the new price, but still asking a lot more than the model match.

This listing on the 21st floor has been reduced by $20,000.  At the new price expect this one to sell much more quickly than the unit 3 floors above which is also for sale.  Some interesting wallpaper and the darker option for countertops.  Great views on the 21st floor which thanks to high ceilings at the Pinnacle is roughly equivalent to the 25th floor at Horizons across the street.  We’ll see if the small price reduction spurs along a sale.
