Full Details:  Click Here

This large unit at the Pinnacle with a huge roof top deck on the north and east side of the building has finally closed escrow for $2,025,000.  Nearly 2,000 square feet, and the exclusivity of just 2 other neighbors on the floor.  Views to the north, east, and south.  All of the usual amenities but also with wood floors, custom paint, and the dramatic red cabinetry.  Expect this one to get plenty of attention based on the size and height within the building at a price that’s more in line with previous sales.  Congratulations to the new owner!

Pinnacle #2302 – Sold

550 Front St #2302 / Pinnacle #2302 – Floor Plan – Sold for $970,000

Full Details:  Click Here

This 23rd floor condo at the Pinnacle has closed escrow for $970,000 – about $129,000 less than the inflated asking price.  This east-facing unit offers great views from the balcony and from the edges of the living room and bedrooms.  A modest floor plan at just over 1000 sq ft per the builder, but a great way to get high up in the building without spending $1.5M plus for one of the more expensive floor plans on the same floor.  Standard Pinnacle finishes including the matte brown cabinets – no faded red cabinets here.  The price is pushing it based on the square footage and view orientation, but we’ll see if someone jumps at the chance for an upper floor 2 bedroom at this price range regardless.  I’m not sure how great I’d feel at this price point for this particular unit, but congratulations to the new owner!

This west-facing entry-level 2 bedroom / 2 full bathroom condo at the Pinnacle has finally closed escrow for $750,000.  Upgraded wood flooring which is rare for the building, contemporary paint colors and furnishings, and of course the traditional Pinnacle quality cabinetry in the kitchens, baths, and appliances.  It’s been a while since a lower-level 2/2 has come up in the building, so it’ll be interesting to see if they can get this high of a price for a unit that doesn’t clear CityFront Terrace across the street for views.  Based on the condition though, a sale around this new price wouldn’t be a surprise but we’ll see.  Inventory still amazingly low.  Congratulations to the new owner!

Pinnacle #2303 – Sold

550 Front St #2303 / Pinnacle #2303 – Floor Plan – Sold for $1,650,000

Full Details:  Click Here

Several months after hitting the market, this floor plan that rarely hits the market at the Pinnacle has finally closed escrow for $1,650,000.  This 2 bedroom / 2 bath unit spans the entire north side of the 23rd floor.  2 truly usable balconies too.  Standard fit and finish for the building but with some nice paint and window treatments.  The unit does have 180 degrees of views, but not a direct southern exposure so only limited bay views other than to the west.  Congratulations to the new owner!

This 15th floor condo that was previously mentioned here on PinnacleLuxuryCondos.com, on the northwest corner has closed escrow for $1,650,000 – quite a price. A bit of a Moroccan style, with some nice upgrades including the use of stone on an entertainment center in the living room. First one of this floor plan in a couple of years to hit the market so it’ll be interesting to see what it goes for. Based on the sale of #1501 for $1,600,000, the price appears high to me, but in this appreciating market, it wouldn’t surprise me if they get their price.  Congratulations to the new owner!

After a substantial $150,000 reduction, this 15th floor southeast corner unit has finally closed escrow for $1,600,000.  Still priced a bit higher than the most recent sales for model matches, but only the 2nd available condo right now in the building.  High enough up for sit down views of the bay and ocean beyond, yet not so high up to only be looking at the clouds.  It’ll be interesting to see if the scarcity in the market is enough to push for this high of a price – nice unit but most with original fit and finish. Congratulations to the new owner.  Now nothing for sale again in the building on the south or west sides.

Pinnacle #604 – Sold

550 Front St #604 / Pinnacle #604 – Floor Plan – Sold for $1,030,000

Full Details:  Click Here

This 6th floor corner has finally closed escrow for what I think is an amazing price of $1,030,000.  It was purchased just 2 month ago for a price in the high $800,000s which I thought was very high to begin with.  The new asking price puts it on par with the asking price for the middle unit which faces east on the 14th floor.  I think it’ll be a big time uphill battle for the seller, but with the low inventory, stranger things have happened…. and looks like they did.  Congratulations to the new owner, and really to the seller?

Pinnacle #2903 – Sold

550 Front St #2903 / Pinnacle #2903 – Floor Plan – Sold for $1,700,000

Full Details:  Click Here

This 29th floor northwest corner unit at Pinnacle Museum Tower has finally closed escrow for $1,700,000, about 1/4 million dollar under the asking price.  Great and mostly protected views to the south, west and north.  Not the largest kitchen/great room, but it does offer 3 true bedrooms all with views.  Price will be interesting as the unit directly above it sold for $1,575,000 not too long ago.  This one also has a storage room / wet bar in place of the half bath.  Congratulations to the new owner!

Pinnacle #408 – Sold

550 Front St #408 / Pinnacle #408 – Sold for $1,000,000

Full Details:  Click Here

This Pinnacle southwest corner unit on the 4th floor closed escrow today for about $50,000 less than the asking price at $1,000,000 even.  Not the largest of floor plans, but one of the more popular ones for a lower level unit.  This one features the blue cabinet package in the kitchen, and also dark marble in the bathrooms.  The price isn’t bad compared to the other recent sales of lower level units on the front of the building.  I think this will sell more quickly than other options available right now on the east and north sides, and it did – still plenty of value for a buyer to get larger than average square footage in the building, even if on a lower floor.  Congratulations to the new owner!

Pinnacle #2802 – Sold

550 Front St #2802 / Pinnacle #2802 – Floor Plan – Sold for $1,325,000

Full Details:  Click Here

After a few months in escrow, this detailed and staged is this 28th floor northeast corner unit has finally closed escrow for $1,325,000 – a bit below the most recent asking price.  It offers 3 bedrooms as well as a bar for entertaining.  Nice patio size and views from this perch that looks out above the Horizons building.  Shows well – question will be how much of a discount someone wants for being on the east side of the building vs. the west side.  To answer the question, it’s about a 15% difference in this market comparing #2802 to #3003.  Congratulations to the new owner!
