Pinnacle #1501 – Cancelled

550 Front St #1501 / Pinnacle #1501 – Floor Plan – Cancelled

After about 5 months on the market with no takers, this 15th floor southeast corner unit has been cancelled on the MLS.  Still priced a bit higher than the most recent sales for model matches, but there haven’t been any on the market since 2016.  High enough up for sit down views of the bay and ocean beyond, yet not so high up to only be looking at the clouds.  It’ll be interesting to see if the scarcity in the market is enough to push for this high of a price – nice unit but most with original fit and finish.  We’ll see if it comes back on the market soon.

This Pinnacle 8th floor, southeast corner unit is now in escrow after about 2 months on the market.  This popular floor plan offers 2 bedrooms and 2.5 baths, and has been updated with maple hardwood flooring, a bit of a different look than most in the building.  Two balconies including a large balcony on the front of the unit with views to the bay to the south and west.  This particular residence also has views to the Pinnacle resort-style pool as well.  Priced less than a model match just a couple of floors up.  I’ll post again once it closes escrow.

This east-facing 1 bedroom at the Pinnacle has been re-listed on the MLS.  737 square feet with all of the usual appointments including stainless steel appliances, Snaidero cabinetry, and travertine.  It might look familiar as it just sold a couple of years ago.  Nice open concept kitchen/living room, as well as a view from the balcony over the pool area and even down towards the bay.  We’ll see if the fall ends up bringing more luck for this one vs. the summer.

This 34th floor, half-floor condo at the Pinnacle has been reduced by $100,000 after about a year on the market.  Some of the finest views in all of Downtown from this perch on the south/west sides of the Pinnacle just a few floors from the top of the building.  Multiple terraces and nearly 3,000 sq ft of living and entertaining space on the interior.  Contemporary designed and finishes throughout this custom unit.   Hard to beat the views – truly a trophy property, but not much of a price reduction after this much time on the market.

This middle-unit on the 16th floor facing east has been reduced by about $50,000 and is now asking $1,049,900.  A bit different than most in the stack as the faux fireplace has been removed and replaced with a calming water feature for a more open feel.  Popular split-bedroom floor plan with little wasted space on hallways, 2 bedrooms, and still 2 full baths and 1 half bath.  Competitively price based on the most recent comps that have sold in the stack based on the price reduction.
