Full Details:  Click Here

This southwest corner residence on the 23rd floor at Pinnacle has expired on the MLS after 3 months on the market.  Only one of 5 of this floor plan in the building.  Amazing views from this perch to the bay, Coronado, and the ocean beyond.  This floor plan offers 2 bedrooms, 2.5 baths, as well as a nook/den space off the kitchen.  2 side-by-side parking spaces as well.  Some custom upgrades in the kitchen including a farmhouse sink and different granite countertops.  We’ll see if there’s an appetite for the unit based on the price, which is notably higher than the most recent model-match in the same stack (still).  I’ll post again once it’s back up for sale.

This west-facing entry-level 2 bedroom / 2 full bathroom condo at the Pinnacle on the 3rd floor with a roof top deck, facing west, has been reduced by $15,000 and is now asking $635,000.  Great entry-level 2 bedroom price to get into the building with a nice bonus being the over-sized patio.  The asking price should make it an attractive purchase and this one shouldn’t last long.

This west-facing entry-level 2 bedroom / 2 full bathroom condo at the Pinnacle which has been on and off the market for a year has been reduced by $15,000.  Upgraded wood flooring which is rare for the building, contemporary paint colors and furnishings, and of course the traditional Pinnacle quality cabinetry in the kitchens, baths, and appliances.  New price certainly should help as it gets closer to the mid $600,000s.

This 22nd floor unit at the Pinnacle has been reduced again, this time to $1,399,000. This 2 bedroom / 2 bath unit spans the entire north side of the 22nd floor from east to west.  2 truly usable balconies too.  Standard fit and finish for the building but with some nice upgraded light fixtures and custom closet doors.  The unit does have 180 degrees of views, but not a direct southern exposure so only limited bay views other than to the west.  We’ll see if the reduction helps spur along a sale.

This 24th floor east-facing middle unit is finally in escrow after months trying to find a buyer.  It might look familiar as it had been on the market a couple of years ago without selling.  Still one of the least expensive options for a unit high up in the building, and the price is getting better.  Great views mostly from the large balcony vs. inside the unit.  Not a lot in the way of upgrades since original construction.  Looks like the most recent price reduction helped – I’ll post again once it closes escrow.

Pinnacle #1405 – Price Reduced

Pinnacle #1405 / 550 Front St #1405 – Floor Plan – Price Reduced (Again) – Was $1,650,000 – Now $1,500,000

This highly-upgraded northwest corner unit on the 14th floor has been reduced by another $150,000 after no takers in a couple of months on the market.  Upgrades not found in most units in the building including limestone flooring, custom built-ins, remodeled bathrooms, and unique lighting.  It’ll be interesting to see if the 14th floor on the northwest corner is high enough up in terms of views to justify the asking price – but certainly getting a lot closer with the latest price reduction.

Pinnacle #1108 – New Listing

550 Front St #1108 / Pinnacle #1108 – Floor Plan – New Listing – $1,790,000

New to the market is this southwest corner unit on the 11th floor.  The most desirable corner in the building with bay views from most rooms.  The bathrooms have been upgraded from the original builder specifications with a darker marble.  Only quest on this one is price – just under $1,800,000 might be more attractive for something higher up in the building, but it feels like a big stretch for the 11th floor.
