This southwest corner unit on the 11th floor has closed escrow for $1,418,000 – about $81,000 under the asking price.  The most desirable corner in the building with bay views from most rooms.  The bathrooms have been upgraded from the original builder specifications with a darker marble.  Only question this one is price – still feels like a big stretch for the 11th floor.  Pretty impressive sale in this market.

This 23rd floor east-facing middle unit is now available for sale again after not selling back in 2017.  Great views mostly from the large balcony vs. inside the unit.  Not a lot in the way of upgrades since original construction.  Vacant, clean, and ready to go, we’ll see if the most recent reduction makes a difference and spurs on a sale – with selling costs, the owner will be losing money on this one.  We’ll see if the limited inventory in the building will help this unit find a new owner.

After quite some time without any new 06 residences for sale, here’s a new listing on a 17th floor west-facing 2 bedroom.  This plan offers 2.5 baths as well as almost no wasted space.  The red cabinets are a challenge for most, but for some a bonus.  A contemporary look with upgraded wallpaper and rich paint tones.  We’ll see how they do, with the inventory so low, not a bad bang for the buck for a west-side view.

This 1-bedroom listing at the Pinnacle on the west-side of the building is formally off the market, now over 300 days without a buyer I’m afraid.  It has all of the usual appointments including stainless steel appliances, Snaidero cabinetry (although the matte finish), and marble floors.  Nice open concept kitchen/living room, as well as a some view from the balcony down Union Street.  Clean and ready for the next owner.  The price is in-line with the most-recent model match sale down on the 3rd floor last year.  We’ll see if things improve when it comes back on the market.

This northeast corner unit on the 17th floor has been taken off the market again, at least temporarily.  Pretty standard Pinnacle amenities, but a reasonable price as the sellers on this one have found another property to purchase and want to get this one sold soon.  We’ll see if there’s better luck when it’s back on the market.  I’ll post again then.
