After quite some time on the market, this listing on a 14th floor east-facing 2 bedroom has cancelled. This plan offers 2.5 baths as well as almost no wasted space.  Conversely, the price is a big high for an east-facing unit, and the kitchen has the blue/purple cabinets vs the more traditional brown. We’ll see how they do, with the inventory so low, I actually think they’ve got a chance even though the asking price is about $30,000 higher than it was just a few months ago before it had come off the market for the holidays.  We’ll see if they put it back on the market and are just resetting the clock or otherwise.

This 6th floor corner unit which is being flipped is now in escrow.  It was purchased just a month ago for a price in the high $800,000s which I thought was very high to begin with.  The new asking price puts it on par with the asking price for the middle unit which faces east on the 14th floor.  I think it’ll be a big time uphill battle for the seller, but with the low inventory, stranger things have happened….  I’ll be amazed if it sells within the range, and we’ll find out within a few weeks.  This would set quite a precent if the sale does go through for this type of price on a lower-level unit.

This Pinnacle southwest corner unit on the 4th floor closed escrow today for about $50,000 less than the asking price at $1,000,000 even.  Not the largest of floor plans, but one of the more popular ones for a lower level unit.  This one features the blue cabinet package in the kitchen, and also dark marble in the bathrooms.  The price isn’t bad compared to the other recent sales of lower level units on the front of the building.  I think this will sell more quickly than other options available right now on the east and north sides, and it did – still plenty of value for a buyer to get larger than average square footage in the building, even if on a lower floor.  Congratulations to the new owner!

A few weeks after a $150,000 reduction, this 15th floor southeast corner unit is now in escrow.  Still priced a bit higher than the most recent sales for model matches, but only the 2nd available condo right now in the building.  High enough up for sit down views of the bay and ocean beyond, yet not so high up to only be looking at the clouds.  It’ll be interesting to see if the scarcity in the market is enough to push for this high of a price – nice unit but most with original fit and finish.  Nice reduction though, certainly is getting close.  I’ll post again once it closes.

Less than a week on the market and this 25th floor west-facing condo at the Pinnacle is now in escrow.  Exceptional bay and ocean views to the west with exposure to the south and north as well from this perch above the city.  Nice upgrades like wood floors and updated baths.  This was one of the few homes that features the blue (almost purple) cabinets in the kitchen with dark granite countertops.  Not for everyone, but hard to argue with the price for view safety and security in the Pinnacle.  I’ll post again once it closes.

This southwest corner unit on the 7th floor is finally in escrow after a few months on and off of the market.  Nice split floor plan and surprisingly just high enough to pick up some bay views.  Lightly decorated, it could use some paint to liven it up.  Still a bit aggressive on the price in my opinion based on the most recent similar sales, but with scarce inventory and some flexibility, it should sell.  I’ll post again once it closes.
