After over a year on the market, this 29th floor northwest corner unit at Pinnacle Museum Tower is finally in escrow.  Great and mostly protected views to the south, west and north.  Not the largest kitchen/great room, but it does offer 2 bedrooms and an office, all with views.  Some tasteful upgrades and decor give this one a chance to sell for a higher price than it did in 2015.  This one also has a storage room / wet bar in place of the half bath.  I’ll post again once it closes.

This 24th floor west-facing condo at the Pinnacle is now in escorw, trying to set an all-time high for this particular floor plan.  Exceptional bay and ocean views to the west with exposure to the south and north as well from this perch above the city.  Nice upgrades like wood floors, dark granite, and matte cabinetry.  Great unit, but the asking price is quite a bit higher than anything else on that side of the building has ever sold for, so I think it’s quite the reach.  Nearly $1200 per sq ft using the builder’s brochure.  I’ll post again once it closes.

This this middle-unit on the 20th floor facing east is now in escrow again.  Not your typical Pinnacle condo, this residence has been upgraded with wood floors, custom paint, and custom lighting.  Popular split-bedroom floor plan with little wasted space on hallways, 2 bedrooms, and 2.5 baths.  It’ll be interesting to see if an east-facing unit will sell in the striking distance of a model match on the west-side of the building lower down.  I’ll post again once it closes.

This 5th floor northwest corner unit is now in escrow after being on the market for about 4 months.  It has a surprisingly decent bay view from the living room and patio to the southwest.  With pretty limited inventory in the building especially under $1,000,000, expect this to one to get lots of attention.  Some nice contemporary upgrades from lighting to paint for a nice and clean look.  With limited inventory still a good chance to get this price even with the accrued market time.  I’ll post again once it closes.

This traditional sale on the northeast corner of the building is now in escrow after a few weeks on the market.  Some nice views from the balcony towards the bay, and being on the east side of the building, not as much hot afternoon sun.  Some more vibrant paint colors and custom built-ins.  The price is in line with the most recent model match sales.  I’ll post again once it closes.

After less than a week on the marekt, this southwest corner unit on the 5th floor is now in escrow.  Some nice upgrades, built-ins, lighting, etc.  Very popular floor plan even though it’s on a lower floor with surprisingly open views as well.  With the low inventory in the building for units with more square footage than most, I’d expect this one will get lots of attention.  Furniture and artwork are also for sale separately from the purchase price if someone is looking for a more turn-key situation.  I’ll post again once it closes.

This southwest corner unit on the 9th floor is now in escrow.  A little bit smaller of a plan that the typical 08 units from the 10th to 20th floors.  Lots of extra upgrades have been added such as additional cabinetry, light, wallpaper, and remodeled bathrooms.  A little on the small side so the question will be whether someone will pay $1,000 per sq ft on the 9th floor.  I’ll post again once it closes.

Just a few days after a price reduction, this northwest corner unit on the 18th floor is now in escrow.  A bit of a price bump from the most recent model match sales but higher up as well so certainly better views.  Some nice built-ins and flooring, but pretty standard finishes for the Pinnacle beyond that.  It’ll be interesting to see if a unit on the northwest corner can sell for a southeast or southwest corner type of price per square foot, but the reduction will help.
