This northwest corner unit on the 18th floor is now on the market asking $1,850,000.  A bit of a price bump from the most recent model match sales but higher up as well so certainly better views.  Some nice built-ins and flooring, but pretty standard finishes for the Pinnacle beyond that.  It’ll be interesting to see if a unit on the northwest corner can sell for a southeast or southwest corner type of price per square foot.

This southeast corner unit at the Pinnacle might look familiar as it sold just a couple of years ago.  It’s back on the market now asking $995,000.  Low in the building, but a nice floor plan – the largest on the floor.  Nice upgrades including wood floors in the bedroom.  For less than $900,000, not a bad way to get 1500 sq ft in the building.  Expect this one to get a lot of lookers so long as view isn’t important to the buyer.

Is a large balcony/deck and a remodel worth $2,000,000?  That’s the question with this new listing on the 21st floor at the Pinnacle.  This unit which spans the entire north-side of the building and has a roof deck over the units below has just been listed.  Other than the kitchen, a complete re-model has transformed this 2 bedroom, 2 bathroom unit into a 1 bedroom, 1.5 bathroom contemporary space.  The asking price is about $2,000,000 more than sales have been in the same stack without the remodel and without the roof deck.  I don’t think there’s much hope for this one at this price, but I suppose it never hurts to ask.

After several months off the market, this 14th floor east-facing 2 bedroom is now back on the market as “new” for $1,359,000 – quite a high asking price in my opinion.  This plan offers 2.5 baths as well as almost no wasted space.  Conversely, the price is a big high for an east-facing unit, and the kitchen has the blue/purple cabinets vs the more traditional brown. We’ll see how they do, with the inventory so low, I actually think they’ve got a chance even though the asking price feels at least $150,000 too high.

Now on the market is this 30th floor northwest corner unit at the Pinnacle.  Like several others lately, this residence sold just a few years ago.  A more contemporary refresh to one of the more popular floor plans in the building as there are 3 bedrooms or 2 bedrooms and a den depending on preference and 2 full bathrooms.  Floor to ceiling windows take in some of the best views in the building from it’s corner perch.  Price will be the question for not being on the south side of the building but we’ll see how it does.
