This 15th floor southeast corner has been cancelled again on the MLS, this time after about 5 months on the market.  It was priced a bit higher than the most recent sales for model matches, but was getting closer based on the previous price reduction.  High enough up for sit down views of the bay and ocean beyond, yet not so high up to only be looking at the clouds.  I’ll post again once it’s back on the market.

This 2 bedroom / 2 bath unit spans the entire north side of the 22nd floor from east to west.  2 truly usable balconies too.  Standard fit and finish for the building but with some nice upgraded light fixtures and custom closet doors.  The unit does have 180 degrees of views, but not a direct southern exposure so only limited bay views other than to the west.  I think the asking price is almost where it needs to be to attract a buyer, and the latest reduction should move it, but no luck yet.

The price feels a bit high given the pace of sales for other similar units in the building lately – I’ll post again once it’s back on the market.

This southeast corner unit at the Pinnacle might look familiar as it sold just a couple of years ago.  It was on the market for about a month, but has now been leased instead.  Low in the building, but a nice floor plan – the largest on the floor and with views to the pool deck.  Nice upgrades including wood floors in the bedroom.  For less than $1,000,000, not a bad way to get 1500 sq ft in the building.  Expect this one to get a lot of lookers so long as view isn’t important to the buyer.  I’ll post again once it’s for sale again next year.
