This 1-bedroom listing at the Pinnacle on the west-side of the building is back on the market – tough sledding – unable to find a buyer in almost a year.  It has all of the usual appointments including stainless steel appliances, Snaidero cabinetry (although the matte finish), and marble floors.  Nice open concept kitchen/living room, as well as a some view from the balcony down Union Street.  Clean and ready for the next owner.  The price is in-line with the most-recent model match sale down on the 3rd floor last year.  We’ll see if there’s better luck this time around.

After a few months with no bites, this 17th floor west-facing 2 bedroom has been re-listed to reset the clock on the MLS.  This plan offers 2.5 baths as well as almost no wasted space.  The red cabinets are a challenge for most, but for some a bonus.  A contemporary look with upgraded wallpaper and rich paint tones.  We’ll see how they do, with the inventory so low, not a bad bang for the buck for a west-side view.

This 2 bedroom unit with 2.5 baths facing west on the 13th floor which sold just a couple of years ago has been re-listed after not selling last year.  One of the more popular floor plans in the building with virtually no wasted space in hallways and views to the west and southwest towards the bay.  A large balcony off the living room as well for taking in the sun and evening lights.  Light and airy, a nice neutral decor scheme, with mostly original fit and finish. The price feels a bit high given the pace of sales for other similar units in the building lately and the height when the 17th floor version is available for much less a few floors above.

This west-facing entry-level 2 bedroom / 2 full bathroom condo with 2 tandem parking spaces at the Pinnacle has been re-listed on the MLS after several months without a buyer.  High-gloss cabinets in the the kitchen and baths, stainless appliances, marble flooring, black granite countertops, and the other usual Pinnacle appointments,.  A decent little water view from the corner of the living room and from the balcony on the west-side of the building.  The price might be a little higher than the most recent comps, but still the least expensive way to get a 2 bedroom in the building right now.

This 22nd floor unit at the Pinnacle has been re-listed again after no luck finding a buyer on this current MLS iteration.  Boy this one is struggling. This 2 bedroom / 2 bath unit spans the entire north side of the 22nd floor from east to west.  2 truly usable balconies too.  Standard fit and finish for the building but with some nice upgraded light fixtures and custom closet doors.  The unit does have 180 degrees of views, but not a direct southern exposure so only limited bay views other than to the west.  I think the asking price is almost where it needs to be to attract a buyer, and the latest reduction should move it, but no luck yet.  We’ll see how it does this summer.
